Berkeley Garden Condo - Huge Backyard

Well-Maintained 1915 Four-Plex

1+ Bedrooms  *  1 Bath  *  Separate Entrance  *  ~1015 Sq Ft

93 ®WALK SCORE - Walker's Paradise

99 ®BIKE SCORE - Biker's Paradise

Super desirable South Central Berkeley location between Elmwood & Ashby BART, this 1+ bedroom, 1 bathroom garden condo is one of only four units in a well-loved Edwardian style property. It features a charming blend of 1915 old-world details and modern updates: surprisingly spacious main rooms on a street with little through traffic (Prince traffic coming from the west is blocked at Deakin). Photographs beautifully, but even better in person! Come take a look!!

Starting from the street, you pass a flowering garden to reach the all-separate entrances of this four unit condo building. No shared hallways or stairs! It is all on one level, living much like a single family home. From the front porch, enter a gracious and grand formal entry with walk-in (bicycle storage?) closet, open the door to see the craftsmanship on the closet door! This room could easily accomodate a desk for a home office.

French doors lead from the entry to the north-facing living room/dining room with built-in window seating, fireplace (gas insert) and wood floors. An abundance of windows and high ceilings are found throughout, as well as wood floors – typical for the era when it was built. The efficient eat-in kitchen, recently fully remodelled includes all new appliances - a five burner gas stove with griddle and an efficient Blomberg refrigerator as well. A breakfast bar is inviting for those quick bites when formal dining isn't necessary. Also, this unit's dedicated, conveniently located washer and dryer are located on the covered porch, right outside the back door.

An extra large-sized front bedroom overlooks the front garden and is graceful with it's built-ins of 1915 vingtage. Large double pocket doors may be left open for a great-room feel. A smaller room off the dining area has historically been used as a second small bedroom and offers fabulous natural light from the three walls with lovely double-paned windows.

Nature lovers alert! (Self-managed) HOA common space includes a huge, tree-graced, fenced backyard (which has been very much underutiized by current HOA members) and a mature planted front garden. Very low HOA monthly fees of $175 (raised from $160 as of July 1, 2022).

Within blocks of the Berkeley Bike Path!!! With a 93 ®WALKSCORE and a 99 ®BIKESCORE (BayWheels at Ashby & Fulton), you’ll be able to enjoy this home’s close proximity to University of California-Berkeley campus, College Ave-Elmwood/Rockridge, and even Temescal without a car, if so desired. There are also easy commute options (Rockridge BART for direct SFO trains) and freeway access is close by.  So much is available for healthy, active lifestyles too: parks, open space for hiking, theater, performance venues and all the best that the East Bay has to offer. Just a stones throw from this property you'll find Halcyon Commons, a homeowners association maintained local park. As an owner of 2310 Prince Street, you are invited to join the HNA - Halcyon Neighborhood Association and become involved and active in the neighborhood, should you desire!

2310 Prince Street has so much to offer. Refreshed and ready to be loved.

Welcome to Baha Elmwood / Telegraph Corridor

This neighborhood straddles the Berkeley and Oakland borders with homes on the leafy streets providing old-fashioned Berkeley elegance, with turn-of-the-century Brown Shingles, Revivals, Prairie, custom contemporary, and Tudor-styled structures. Offering residents a place to call home within the landscaped confine, Elmwood is to the east, Ashby corridor to the west, UCB to north and Temescal to the south: a perfectly central location to everything East Bay!

Need groceries? The infamous Berkeley Bowl is ~.6 miles, Whole Foods is ~.2 miles and Trader Joes ~1.2 miles.

Teaching or going to CAL? Univerity of Berkeley Campus is ~1 mile.

Flying out of SFO? or OAK? Ashby BART station is ~.7 miles, Rockridge BART Station (on the SFO train line) is ~1.3 miles.

Elmwood District on College Avenue in Berkeley, is one of the local shopping districts, centered at the intersection of College and Ashby avenues. It is a bustling hive of activity, featuring an array of gourmet eateries, boutique shops, cafes, and restaurants. Public transportation, a library, and parks are all close. Zip Code "94705" Branch of the US Post Office is on College at Webster. For an only-in-Elmwood, experience, visit Mrs. Dalloway's, a shop that combines a bookstore and garden supplies, or Rialto Cinemas Elmwood, a Berkeley city landmark that houses a three-screen cinema. In terms of hyperlocal culture, Julia Morgan Theatre offers camps and classes as well as performances of music, dance, and theater throughout the year.

The very popular Rockridge neighborhood of Oakland, including Rockridge Station - Bay Area Rapid Transit (BART), grocery stores, bookshops, and flower stands is also easily accessible from this location.

Telegraph Avenue provides plenty of food and shopping opportunities as well. The old-school Smokehouse is dangerously (the french fries and malted milkshakes are arguably the best in the East Bay) only ~.1 miles and stays open until 11pm (need I say more?). Towards campus on Telegraph there are many eateries to choose from as well as weekend street fairs. Telegraph Avenue to the south you will find the Temescal neighborhood...again, top quality resturants which includes Cholita Linda, Bakesale Betty, Pizzaiolo, and Burma Superstar to name a few of the long-time favorites!

The Claremont Canyon Regional Preserve, 208 acres of open space managed by the East Bay Regional Park District and more than 200 acres outside of the canyon owned by the University of California, Berkeley is close by for hiking. The trails reward ambitious hikers with panoramic San Francisco Bay views - special all day, but especially so for sunrise/sunset. Garber Park, a 13-acre oak-and-bay-tree woodland south of Claremont Avenue, is owned by the city of Oakland.

Just a stones throw from this property you'll find Halcyon Commons, a homeowners association maintained local park. According to HNA, an owner of 2310 Prince Street, you are invited to join the HNA - Halcyon Neighborhood Association and become involved and active in the neighborhood, should you wish!

As with any university city, Berkeley residents benefit from the arts, sports, intellectual offerings and entertainment that the world renown campus of UC Berkeley brings to the community. The campus is beautiful, the surrounding streets lined with restaurants of all kinds. Embracing the arts, CAL campus has multiple theater & performance spaces:  CAL Performances with world-class live, in-person music, dance, and theater productions held at Zellerbach Hall on the CAL campus or "the Greek Theatre" (William Randolph Hearst Greek Theatre) - an 8500 seat outdoor ampitheater on the CAL Berkeley Campus which is perfect for taking in a concert. Off-campus, Berkeley is lucky to have multiple live regional theater offerings including the Tony award winning Berkeley Repertory Theater ("Berkeley Rep" to locals) and the Aurora Theater

A Bicycle Plan was adopted by Berkeley City Council on May 2, 2017 with the purpose to make Berkeley a model bicycle-friendly city where bicycling is a safe, comfortable, and convenient form of transportation and recreation for people of all ages and abilities. From 2310 Prince Street, one easily accesses one of the designated bike streets of the Berkeley Bicycle Map routes! A BAYWHEELS station for bicycle share rental is located on the corner of Ashby & Fulton.

So much to offer! A great place to live! Get ready to call this home - home, sweet home!
